There’s something so satisfying about clever adaptive reuse projects, especially when they involve small spaces and iconic buildings. This compact apartment sitting pretty on the 6th floor of Bratislava’s renowned Kotva House caught our eye with its ingenious spatial solutions and material choices.

Originally designed as an insurance company office, the space has been reimagined by Alan Prekop into a functional home. The apartment offers stunning views of the Danube and Petržalka district through the building’s signature circular windows with their distinctive anchor motif.

The true star of this renovation is an innovative custom steel structure that serves as both a practical division and sculptural centrepiece. This striking element organizes the compact space into distinct zones—living room, bedroom, and wardrobe—without sacrificing the open, fluid feel that makes small spaces breathe. What’s impressive is how Prekop created connections between individual parts using advanced 3D printing technology, allowing for precise, lightweight components that contribute to the overall aesthetic while maintaining structural integrity.

 

 

At the heart of the apartment sits a versatile platform stage made from spruce timber prisms and adjustable stainless steel plates. This multifunctional element serves as both lounge seating and guest bed, embodying the Japanese-inspired approach to space efficiency.

The material palette balances respect for history with forward-thinking sustainability. Alongside restored timber parquet flooring, the designer incorporated terrazzo made from recycled plastic that flows seamlessly from the entrance hall into the bathroom.

Despite facing significant challenges—including extensive water damage and a severely compromised floor—this renovation triumphantly transforms a deteriorated office into a dynamic, modern home that celebrates both the iconic building’s character and ultra-modern design sensibilities. It may not be everyone’s cup of tea, but it’s an ingenious example of small space living.
